Georgetown Estates

Located in a quiet pocket between Lake Stevens and Snohomish above Highway 2, there is a desirable series of neighborhoods with upper-end homes on larger lots.
If you enter off of 103rd Ave SE and onto 33rd Street SE, you will drive through the first of these neighborhoods, Georgetown Estates, then through Greenview Farms, Kensington Estates, and Emerald Forest, generally escalating in value in that order. Most of the lots in Georgetown Estates and Greenview Farms average around half an acre, while the lot sizes in Kensington Estates and Emerald Forest are generally bigger than half an acre on average, and homes on the east side of the neighborhood might offer commanding mountain and territorial views.
Most of the neighborhood feeds into the Lake Stevens School District, although the boundary between that school district and Snohomish School District runs directly through these neighborhoods, so you’ll want to check with us to verify which school district serves your home of interest. We have several clients that moved to a home in the neighborhood to have access to the Lake Stevens School District.
The exclusivity of these neighborhoods is protected in part to its residential zoning and quiet location – so there are not amenities readily available. Grocery stores, restaurants, gas stations and other amenities are about a ten minute drive away depending on the location.
A little-known fact is that the premier Washington vintner is located at the mouth of the entrance to the Emerald Forest neighborhood off Old Machias Road. An impressive estate that certainly demands attention, there are no signs denoting the fact that this is the home to Quilceda Creek Vintners, one of the finest producers of Cabernet Sauvignon in Washington State.
These neighborhoods are also close to Centennial Trail, a 29-mile recreational trail that runs from Snohomish to Arlington, great for running, walking, biking and roller blading.
